2.1 BUILDING MAITAINANCE AND INSPECTION
The term of building survey can be defined as ‘the person who making an inspection of building all types, so far as the nature, designed and structure of the building and condition of occupancy and furnishing allow, and preparing a report expressing an opinion on the condition and standards of construction and recommending the extends of any necessary repairs and future maintenance requirements’ RICS (2009) or survey that provides an investigation and assessment of the construction and condition of a building. There should be proper and systematic procedures during the building examining while considerable attention to the building's age, previous maintenance history records, and the users’ satisfaction, perceptions, and conditions. The purpose of value-based maintenance management is to find plan, control, coordinate, organize, and implement maintenance activities, focusing on the efficient allocation of resources in order to improve the value or increasing the life span of a building without effecting the users’ perceptions and expectations. On the other hand, it has to ensure the reliability, safety, availability, and quality of the building. Lateef O.A. also state the aim of building maintenance management is to enhance the productivity, efficiency, and satisfaction of activities taking place inside or outside the building. In other words, it is a dynamic procedure that is used to achieve efficient maintenance activities in a building by minimizing the expenditure and optimizing the value derived. Building maintenance management ties an organization’s productivity and objectives to maintenance needs. Maintenance management that is based on value has the capacity to determine the maintenance needs as part of the production …show more content…
(2002) also added that service standard is connected to the character or behavior of the staff to treat or give service to the user or the customer. For example, good service should have this kind of criteria like customer friendly, polite, fast response, flexibility and etc. To achieve service standard, this five (5) aspect will be important:

II. Customer satisfaction
The improvement in services will produce the good cooperation from the customer or from the user.
III. Time savings
Good time management will be crucial part to the maintenance without effect the stated service standard
IV. Standard evaluation
To determine the service standard follow the work in the organization, the evaluation must be made by interval. The specialized staffs need to be appoint to check and test the services and write report to the management.
V. Notification
Service standard also involve things about the step in notification the customer or building user about a job or task done. A proper notification can be inform through few method like notice board, suggestion box, notice board and
Quality assurance from raw materials to construction techniques. Construction analysis for the best possible approach, especially in dealing with the challenges of building something great from scratch. Compliance of the building code ensure a structure is capable of performing as intended and built according to standards. It also ensure future inspection process will not be a cause for concern.
Building control is an important aspect to consider whilst in the construction process; if the approved inspectors and the CIOB do not inspect the work being done then the workers will not know if they are doing something wrong. The reason in which building control is important is that the inspectors can make sure that everyone is complying with building control. The regulations that are implemented exist to ensure the health and safety in and around all types of buildings they also provide for energy conservation and access to and use of buildings. Secure Dwellings: Rejoicing in Hope Secure Dwellings continues to assist homeless children and their female caregivers throughout the state of Alabama and surrounding states. The program is currently serving 10 mothers and 22 children as of this board meeting date. I often wonder how they able to continue live with all of the unfortunate circumstances and experiences that have cause their lives to be in disarray, some situations due to poor choices and sometimes due to no fault of their own. The more I ponder that question the following scripture came to mind, “Rejoice in hope, be patient in tribulation, be constant in prayer.”
The local government uses the California building code as a set of standards to be imposed on construction. In order to obtain a “Certificate of Occupancy” (which pronounces a building fit to inhabit), the building department inspects the construction project in order to ensure that it complies with California building code. When a building is found lacking or short of the code standards, the inspector will require that corrections be made prior to a certificate being issued. Building Code Construction laws date all the way back to ancient Babylon, but in ancient times, the inspectors of the construction put a heavy emphasis on penalties when faulty construction was evident. Beginning in the 19th century, cities started to incorporate building

3 MATERIALS AND METHODOLOGY 3.0 INTRODUCTION Energy analysis of buildings helps to simulate the amount of energy used in a building. It is very important as it helps to discover and ascertain new ways of conserving energy and ensuring energy efficiency of building components. Building developers, construction engineers are increasingly interested in creating more energy efficient reason, and for this purpose whole building energy simulation programs are being used to determine strategies that save energy and are cost effective. The most common way available to perform this building energy analysis is to implement building information modelling(BIM). Building Information Modelling(BIM) consists of a digital representation of physical and functional
Walking up to the magnificent La Pedrera building the first thing I had to see was the pillar known as the elephant's foot. This pillar is notorious and was mentioned in the reading due it occupying too much space on the sidewalk of Passeig de Gracia. During construction Gaudi was informed of this by the government and told to make modifications, but Gaudi wouldn't budge. He wrote a letter back to the government and stated that if he were to modify the pillar, he would include a mocking inscription that would be-little the government. Fortunately the government rethought their demands and the pillar wasn't changed but this small aspect of the construction process I find awesome.
