Traditional Procurement Routes

Introduction
There are three different building procurement routes to take:
• Traditional
• Management
• Design and Build
Each procurement route has its own advantages and disadvantages. The key is to pick the route that’s advantages suits the client’s needs. The following documentation will describe each procurement route and at the end I will choose which route is most suitable to this specific project. I will also present a chart comparing each route.

Procurement Routes

Design and Build
When this procurement route is used, the contractor accepts responsibility for some or all of the design. This will be stated in the contract. The client’s requirement should be clearly stated in the form of performance requirement rather than in detail …show more content…

Management
There are many different routes within the management route such as management contracting, design and management and construction management.
Management contracting
When this route is used, a professional team and a management contractor are hired by the client. Their duty is to, during design stage, advice the team. During construction their role is ensure the work being carried out is done to the correct specification. This method allows an early start on site and gives the client flexibility to change design during construction. The overall design is the responsibility of the client's consultants, but the management contractor is normally responsible for defining packages of work and then for managing the carrying out of those work packages through separate trades or works contracts. The management contractor is responsible for the organisation of works contractors. However, the management contractor is not liable for the consequences by a works contractor so long as the management contractor has complied with the particular requirements of the management …show more content…

A contractor is hired to design and manage the work that goes on. This manager employs sub-contractors to construct the work. The contractor also obtains tender offers from other contractors and is in direct contact with the client whilst doing so.
Construction management
A manager is hired to manage and oversee the work through trade contractors. Although the trade contracts are hired by the manager, they are contractually tied to the client and are the clients risk. The construction management procurement approach is a method where overall design is the responsibility of the client's consultants. The client has good control over the project if this route is chosen but there is no guarantee that the project is going to finish on time and cost.
