Introduction
There are three different building procurement routes to take:
• Traditional
• Management
• Design and Build
Each procurement route has its own advantages and disadvantages. The key is to pick the route that’s advantages suits the client’s needs. The following documentation will describe each procurement route and at the end I will choose which route is most suitable to this specific project. I will also present a chart comparing each route.
Procurement Routes
Design and Build
When this procurement route is used, the contractor accepts responsibility for some or all of the design. This will be stated in the contract. The client’s requirement should be clearly stated in the form of performance requirement rather than in detail

Management
There are many different routes within the management route such as management contracting, design and management and construction management.
Management contracting
When this route is used, a professional team and a management contractor are hired by the client. Their duty is to, during design stage, advice the team. During construction their role is ensure the work being carried out is done to the correct specification. This method allows an early start on site and gives the client flexibility to change design during construction. The overall design is the responsibility of the client's consultants, but the management contractor is normally responsible for defining packages of work and then for managing the carrying out of those work packages through separate trades or works contracts. The management contractor is responsible for the organisation of works contractors. However, the management contractor is not liable for the consequences by a works contractor so long as the management contractor has complied with the particular requirements of the management

A contractor is hired to design and manage the work that goes on. This manager employs sub-contractors to construct the work. The contractor also obtains tender offers from other contractors and is in direct contact with the client whilst doing so.
Construction management
A manager is hired to manage and oversee the work through trade contractors. Although the trade contracts are hired by the manager, they are contractually tied to the client and are the clients risk. The construction management procurement approach is a method where overall design is the responsibility of the client's consultants. The client has good control over the project if this route is chosen but there is no guarantee that the project is going to finish on time and cost.

In addition, the HCA establish the system for selecting, appointing, and terminating contracting officers. (Stansberry, 2012) Contracting Officer (CO) – The contracting officer may bind the government to the degree of the authority delegated. Milestones and assignments to each responsible individuals working on the project are defined. The reports are requested from individuals to make sure the project and work is moving forward and everyone is on schedule. The work is managed with schedule, deliverables, and assigning capable leads to drive the projects and taking report from the leads. This way, it makes the management hours to be flexible and leaves enough time to respond to issues or needs.
Building control is an important aspect to consider whilst in the construction process; if the approved inspectors and the CIOB do not inspect the work being done then the workers will not know if they are doing something wrong. The reason in which building control is important is that the inspectors can make sure that everyone is complying with building control. The regulations that are implemented exist to ensure the health and safety in and around all types of buildings they also provide for energy conservation and access to and use of buildings. The building regulations contain various sections dealing with definitions, procedures and what is expected in terms of the technical performance of building work.
The Project Manager will reply with an instruction to the Contractor to provide a quotation. It is important that all communications be notified seperately (Clause 13.7) and be made in a form that can be read, copied and recorded (Clause 13.1) by all Parties working in the Contract. On receipt of a notification made by the Project Manager and an instruction to provide a quotation (Clause 62.3), the Contractor provides quotation within 3 weeks. The Project Manager must respond on reciept of the quotation within 2 weeks and replies with responses: If the Project Manager does not respond, Contractor may notify the Project Manager, if after 2 weeks the Project Manager does not reply to notification then the Contractor 's notification / quotation is treated as acceptance by the Project Manager refer to
the author is improved the author’s clarification by the rhetorical strategy of definitions of the article properly. Furthermore, readers will feel to be interesting through reasonable and a clear article. Shah composes eight sections into his article that has own heading in each sections. These sections are written by Introduction, Project Description, Owner’s Requirements, Design/Build Contract Negotiation, Final Contract, Result, Conclusion, and Acknowledgements. So, readers are able to read and understand well because each section has its own heading.
1- Discuss the business and legislative changes that resulted in an increased awareness of the sourcing of transportation and logistics activates. There are several changes that resulted in an increased awareness of the sourcing of transportation and logistics activates such us the transportation and logistics carriers should be more open and aware of the market and sourcing to have to compete others. The services also should be aware of others and try to offer rewards to have more customers. 2- What are the benefits associated with maintaining control and visibility of transportation shipments?

For the past five years, Barton has worked at Linus Construction with architects, engineers, owners, buyout projects, and superintendents to understand the scope of work. He defined a “project manager” as one who puts the package together, and defines the scope of work for subcontractors. A “job superintendent” is at the project watching the day to day construction. For Gorman ISD, he was more like a job superintendent but only had the power to observe, not to stop the work.
This type of contract is preferred when there is uncertainty in the scope of work, or when the types of the materials, labor, and equipments are being similarly uncertain in nature. 4- Incentive contracts Incentive contracts feature compensation which depends on the contracting/engineering performance in accord with an agreed target, schedule, quality, and/or budget. 5- Percentage of construction contract
They are involved in all capacities, from finding the tenants and dealing with complaints to initiating evictions. • Finding Tenants: Property managers are responsible for marketing the property to fill vacancies. They know where to advertise and what to include in their ads. They also understand what attracts tenants, so they can suggest making cosmetic improvements to help makeover the property. • Handling Leases: The length of the lease period in U.A.E is 1 year.
To organise for project management requires an understanding of the organisation’s architecture which includes the organisational hierarchy - the grouping of internal business units, the authority lines and interaction with one another. Each of these aspects should be designed to support project management within the organisation. Structure should follow strategy or else it may impede communication, coordination and decision making which are all key to success (Brevis, 2014, p. 224). Hence, an important function of upper management is to support project teams by either redesigning the organisation to emphasize projects or integrating projects into the current organisation (Graham & Englund, 2004).
TASK IV: PARTNERSHIP IN PROJECT MANAGEMENT Partnering is a project approach designed to allow the construction process to be performed within an atmosphere of mutual trust, commitment to shared goals, and open communication among the partnering members while working in harmony toward mutual goals in order to avoid claims and litigation and establish a win/win management approach. For the complex and large-scale Atlantis project, the contractually associated construction partnering between Laing O’Rourke and NORR along with various other members like Rockwell Group, WATG, EDSA, helped to create working relationship among all of the team members based on mutually agreeable plan of cooperation and teamwork to improve productivity. The main objectives of Atlantis project partnership included reducing project costs and schedules, eliminating change orders and claims, improving communication by developing
The Architect working on a project is not only responsible for the design but is also expected to work as a link between different parties in involved in the process, most importantly the client and others for successful outcomes and to achieve client’s satisfaction in a project. With so many factors affecting the process, Architects find it difficult to explain the nature of their professional activities and their deliverables for successful project (Bali, 2009). Also, success can be viewed in different ways whereby what one perceives as a successful project outcome may be viewed quite differently by the next. A client’s judgement of a success may often be different to the architect.
