Chapter 1 Introduction

1.1 Background
The adoption of prefabricated components is widely used in the world. It has been more popular in Hong Kong construction industry since 1990s. Prefabrication is the practice of producing some major parts of building elements off-site in a prefabrication yard or factory and assembling the building components off-site. After that, the finished components are transported to the construction site for installation. Modular prefabricated construction represents a specific type of prefabrication in which the module building components are assembled off-site. For example, the generation of public houses with harmony Block in HKHA’s projects were constructed in the adoption of semi-prefabricated concept. In the first generation of Harmony Block, it was used a methodology of after-fix facade. For the later version of Harmony Block, the precast elements were increased that the in-situ facade was casted at the same time with structural walls. In the early to mid-1990, the precasting yard was also set up on site that can produce the precast elements for public housing projects. It not only can eliminate the problem in transportation, but also can fasten the time. In the early version, the formation of small amount of in-suit joint and grouting after fix-facade was caused some leaking problem. However, the detail of facade installation using in-situ jointing arrangement was introduced in the later version of Harmony Block Construction. In the late 1990, mechanical formwork systems was introduced to incorporate the standard precast elements in the latest version of building
