The value of building depends on the quality of the maintenance invested in the buildings. Maintenance management involves obtaining optimum benefit from the investment made on the maintenance activities. This is because it brings many benefits to us. For instance, frequently building maintenance helps in maintaining the value of your property. Besides, it enhances the serviceable life of building materials. It also improves the appearance of the property. It identifies and fixes minor problems before they become major .Building maintenance also important in maintaining weather thightness. Building maintenance makes economic sense as it may reduce or potentially eliminate the need for repairing projects. Repairs and maintenance can be disruptive and costly in terms of fabric and finances, hence by carrying out maintenance places less of a burden on community resources can be extending the period between repair campaigns. A small but regular investment in tasks such as the routine cleaning of drains can be much cheaper and less inconvenient than having to cope with a serious outbreak of dry rot in timber roof trusses following years of neglect ("Benefits of Maintenance", n.d.). Other than that, the nature of the defects due to slowly progressing and the maintenance works to rectify the defects are always being postponed.
