On any Construction project, Procurement is vital for its success and for the clients satisfaction. Procurement simply means ‘the process of obtaining or buying a good or service in exchange for consideration’. With their advice the client will then start the procurement process by devising a plan or strategy. The strategy will consider the benefits and risks, the main function or purpose of the building and what budget the client has allocated for the project. This will help to decide what procurement path is best suited, and what contractual arrangements will be required, which cover how the client will pay the building contractor and other conditions embodied in the contract such as Bill of Quantities or Prime Cost sums.
The chosen path by the client will effect the amount of which the project will cost, the amount of time that each construction stage will take, and the quality or performance of the building on completion of the construction work.

Traditional types of contracts:
There are three different types of contracts that can be chosen from when using a traditional method of procurement. They are as follows:
• Lump Sum Contracts
Here, with lump sum contracts, the contract is agreed or determined before the commencement of works. A contract will be priced using the Drawings and a Bill of Quantities. Where the client has not provided a Bill of Quantities in the documents, the contract will be priced on the basis of drawings and specifications or a schedule of works.
• Measurement Contracts
This type of contract can arise when the work for a contractor cannot be completely measured. The contractor is able to agree on a price for work that is possible to measure from drawings and specification of certain elements of the work to be carried out. The remainder of the work will be usually priced on the basis of agreed rates. The Contract sum is not finalised until the works have been successfully carried

Case-based reasoning Case-based reasoning is a problem solving paradigm that in many respects is fundamentally different from other major AI approaches. Instead of re-lying solely on general knowledge of a problem domain, or making associations along generalized relationships between problem descriptors and conclusions, CBR is able to utilize the specific knowledge of previously experienced, concrete problem situations (cases). A new problem is solved by finding a similar past case, and reusing it in the new problem situation. A second important difference is that CBR also is an approach to incremental, sustained learning, since a new experience is retained each time a problem has been solved, making it immediately available for future problems
Cost Analysis This is the methodology of checking the status of the undertaking to redesign the task plan and overseeing changes to the expense standard. It includes taking the expense standard and execution information about what has really been carried out to focus the work fulfilled against the sum used. Checking the use of trusts without respect to the estimation of work being fulfilled for such uses has little esteem to the undertaking other than to permit the task group to stay inside the approved subsidizing. The way to powerful cost control is the administration of the sanction cost execution standard and the progressions to that gauge.

The Architect working on a project is not only responsible for the design but is also expected to work as a link between different parties in involved in the process, most importantly the client and others for successful outcomes and to achieve client’s satisfaction in a project. With so many factors affecting the process, Architects find it difficult to explain the nature of their professional activities and their deliverables for successful project (Bali, 2009). Also, success can be viewed in different ways whereby what one perceives as a successful project outcome may be viewed quite differently by the next. A client’s judgement of a success may often be different to the architect.
