The sealed product can change state and : Vaporize between the faces opening them. Crystallize on the moving components, restricting their movement. Change fluid viscosity restricting the ability of the seal to follow run out. Solidify, making the seal inoperable. Build a film on sliding components and the lapped seal faces. Carbonize or coke restricting the seal movement and opening the lapped faces. Corrosion always increases with increasing temperature.

If the seal faces rotated against each other without any kind of lubrication they may wear and rapidly fail because of face friction and heat generation. For this reason some form of lubrication is essential between the stationary and rotary seal face; it is known as the fluid film

2.4 Fluid film generated in mechanical seal: By maintaining a thin film of fluid between the seal faces, most mechanical seals the faces are kept lubricated. This film may be either come from the process fluid by pumping or from an external device. The need of a fluid film between the faces have following design challenges To permit adequate lubricant to flow between the seal faces without leakage an unnecessary amount of fluid. Without the process pressure (and the force of the springs) pushing the faces together the seal faces would separate too far, and allow fluid to leak out. Mechanical seal engineering focuses on increasing the longevity of the primary seal faces by ensuring a high quality of lubricating fluid, and by selecting appropriate seal face materials for the process being pumped.

2.5 Leakage in mechanical seal:
When there is concern regarding leakage we talk about visible leakage from the seal. A very thin film of fluid which holds the two seal faces apart from each other that is already explained above. The leakage of a mechanical seal is as low as it is visually undetectable which is far better than the Gland packing arrangement, because here micro-gap is created.
