(a) Maintenance of building components such as windows and external doors, hinges and locks, kitchens, drains, bathrooms, toilets, gutters and roof, cleaning of shared areas, balconies, entrance hall, exterior paintwork, corridors and stairs.
(b) Maintenance of installations includes the works related to the installation of services such as heating and water systems, ventilation systems, lifts, lighting in shared areas, etc.
(c) Maintenance of surrounding grounds- which includes paving around the building and playground greenery.
For the purpose of this study, the above three categories are adapted as the main maintenance services to be investigated.

From literature, there is no clear difference between maintenance strategy and policy in term of concept. However, Belvilacqua and Braglia (2000) considered each maintenance policy is a separate strategy. Therefore, maintenance strategy is viewed from the perspective of maintenance policies.
Lind and Muyingo (2009a, p4) have defined maintenance strategy as “a long term plan of action designed to achieve a particular goal”. According to the Webster dictionary, policy and maintenance strategy is a definite course or method of action selected from among alternatives and in light of given conditions to guide and determine present and future decisions. The European Standard on Maintenance (SS-EN 13306) defined maintenance strategy as the management methods used in order to achieve maintenance objectives (Söderholm, et al., 2007). Kelly and Mosir (1997) considered maintenance strategy as the identification, resource allocation and execution of repair, replacement and inspection decisions.
