1- INTRODUCTION
This report it deals with a case study involving an analysis Regency Plaza hotel complex project. During our study to this case we will explain the role of the project manager, and discuss the functional areas that encompass at each stage of the development process in regard of the case provided. Also we will evaluate the elements of cost, and explain how it is negotiated as well as contracted and finally we will go through the Regency’s choice of the contractor for the job and we will recommended the best suited incentives.
This report is organized into section as following: introduction, answers to the case study questions, conclusions, and references/bibliography.

The contact is main element in each project. Preparing will design contact, which its scope covering all the aspect of the project that will help the both party the client and the contractor to manage their work in very efficient way to reach their target. In addition the most important element in construction project is good contractor selection. Selecting the good contractor it will help you to complete your project: on time, on budget and meeting high quality level. In this part we will discuss the contract preparation and the selection criterial of the Regency Plaza for its contractor. And we will see how the contact has affected the project schedule, budget and Quality of the project. As it’s clear for the case study that the project was not running well, also the project was behind the schedule and over budget.
1. Schedule of the project: During the preparation of the project the client should mention all the extra activities that have big impact on the project completion schedule. The strategy of the senior management of the Regency Hotel Group is to allowing buyers to customize their condominium units so long as he or she was willing to pay for any additional costs without putting in their consideration that this strategy has big impact on schedule of the project. Weighted average cost of capital for Marriot Corporation: In order to determine cost of capital, first we need to find out cost of equity and cost of debt. For determining the cost of equity we need to determine the beta for the target leverage ratio. According to the information provided by exhibit 3 equity beta is estimated at 0.97 when equity-to-total capital ratio is 0.59. Therefore we need to find unlevered beta value so that we can find firm’s equity beta at the desired leverage ratio as mentioned in Table A. Tax bracket of 44% is used based on ratio of income taxes to income before income taxes (175.9/398.9) in Exhibit 1.
2.0 Procedure A few secondary resources were used in the research process. These sources range from newspapers articles, news website (BBC) and online databases which were accessed via the Internet. These sources were chosen based on direct relation to the topic and its scope. In the case of hotels, suppliers create different consumer segments, we can relate to them as lower-end consumers, and higher-end consumers. Obviously, hotels cannot set the price that higher-end consumers are willing to pay, because all lower-end consumers will not be able to afford the good. Inversely, if hotels set the price that lower-end consumers are willing to pay, higher-end consumers gain huge consumer surplus, thus lowering the profit for the suppliers. In order to take the consumer surplus, hotels keep lower prices for some rooms in order to target lower-end consumers and offer some higher quality rooms (for example presidential suits) to target higher-end consumers. The difference in revenues providing different rooms and the same ones is seen below.
