Procurement is, arguably, the single most important issue that endangers the relationship between client and the contractor which in turn brews mistrust among all the participants of the construction Industry. Falling workloads and increasing competitive environment in both public and private sector compels contractors and subcontractors to bid in the tender process less scrupulously which are detrimental to the Industry. Competitive bidding and pricing does not always engender best value. All the parties involved tries to follow their own self interest which leads to delay in the schedule and lack of quality specifications. In order to develop the conceptual model different models has been integrated. The concepts of Munns, Rousseau et al, Handy, Addy and Nunoo, Lewicki, Hartman Javenpaa and shaw and she has been considered. Based on this some attributes were selected and some factors leading to causes of mistrust have been developed. If we are able to get rid of the problems that lead to the fostering of mistrust like conflicts and rigidity, self interest rather than the common interest, lack of effective communication, shortage of alternative building materials, lack of technological innovation and usage, maximization of the profit at the cost of the effectiveness of the project and frequent errors and omissions etc., we can achieve a project that is quality oriented and time bound. Suggestions
So as to avoid the mistrust the following suggestions were made by the respondents by way of answering questionnaire and interview conducted by telephone. They are as follows

• Open and effective communication
• Effective management using modern technology
• Partnering and profit sharing
• A contract of additional benefit if the project is completed on time
Partnering and collaboration as a means of reducing the mistrust and building the trust has been identified in the data collection and interview. It does not mean that that is the end in itself. Another important factor that led to the problems here is the lack of effective and open communication both in the inter-organizational and intra organizational level. Because of the high level of expatriate community and the cultural differences, it is little difficult to build trust.
